  1. Cari rumah jual pd or below median price psf lagi bagus, or beli rumah pd 10-30% below market value ( boleh check market value at https://www.brickz.my/)
  2. Freehold lg bagus if blh dapat, or Leasehold yang masih ada baki pajakan at least 90/80yrs++ ke atas
  3. Strata title ada lg bagus or if masih master title – hope developer masih wujud
  4. Free from any private caveat – boleh buat Land Search & owner not backrupt/blacklisted
  5. Facing Open/no building in front
  6. Facing pool (avoid facing main road – bising & debu)
  7. Facing North/South (rumah cool/tak panas kena direct cahaya matahari) or Facing sunrise
  8. Layout rumah yg sesuai & selesa (tak terlalu sempit dalam nya).
  9. Kiblat tak point to toilet
  10. Rumah in good condition/well maintained
  11. No/Less crack, defect, leaking, tersumbat, air bertakung di tandas, water pressure shower, paip dapo/tandas dll
  12. Good management body (JMB/JMC)
  13. Surroundings/environment terjaga
  14. 2parking lagi bagus
  15. Low level/floor – near to facility level lagi bagus
  16. Near to school/uni/public transport
  17. Easy access to major highway
